NITYA HOUSING

Nitya Housing is a Joint Venture between Brilliant Equity and Nitya Capital that focuses on investments in various Single-Family related investment opportunities. These include but are not limited to consolidation of single assets across territories and Built-for-Rent (BFR) sub-divisions. Our partner, Nitya Capital is based in Houston, TX, and is a privately held real estate investment firm that owns and manages ~$2 billion in real estate assets across the US. The firm is vertically integrated to have deep focus on acquisitions, asset management and property management. Nitya is focused on the acquisition and management of multifamily, single-family, new development, and commercial office and retail assets. Since inception, Nitya Capital has acquired nearly 20,000 multifamily units, 1 million square feet of commercial office, hundreds of single family homes and 300k square feet of retail / mixed use.

EASTMAN CAPITAL LP

Eastman Capital LP concluded its term in early 2020 after generating 14%+ IRR for the LPs. Part of the fund’s liquidation took place during the nationwide COVID19 shut down, and as a testament to Brilliant Equity’s success strategy, the fund was still able to maintain LP returns during this time.

CORDOVA CAPITAL LP

Cordova Capital LP was Brilliant Equity’s first private equity fund that went operational in 2016 and ended its term in late 2018. The fund focused on Brilliant Equity’s overall investment strategy of off-market acquisition, stabilization and sale of distressed residential assets, and ended its term with a 18%+ IRR for LPs.
